About the position
Role Overview
An established property management firm is seeking a skilled and proactive Property Manager to oversee a diverse portfolio in the Gauteng region. The ideal candidate will be responsible for all aspects of property operations, including leasing, tenant relations, maintenance, financial reporting, budgeting, and legal coordination.
Key ResponsibilitiesLeasing
- Manage lease renewals and new agreements, ensuring timely execution.
- Advertise vacancies and liaise with brokers as needed.
- Attend leasing meetings and provide accurate updates.
Tenant Relations
- Foster strong relationships with tenants.
- Address and resolve tenant concerns.
- Maintain regular communication and update records accordingly.
Maintenance & Capital Expenditure
- Review maintenance budgets and capital expenditure plans.
- Conduct regular property inspections.
- Authorise and code invoices where applicable.
Reporting
- Deliver monthly financial reviews and reports.
- Collaborate with finance and utility teams to ensure optimal outcomes.
- Attend portfolio meetings and provide feedback.
Budgeting
- Prepare and review annual budgets.
- Adjust budgets in line with mid-year valuations.
Arrears Management
- Monitor and reduce outstanding arrears.
- Engage with tenants and administrators to resolve issues.
- Maintain accurate arrears records and reporting.
Legal Coordination
- Work with legal teams on handovers and case management.
- Authorise write-offs within mandate.
Utility Management
- Resolve utility queries and authorise monthly accruals.
- Ensure efficient reporting from service providers.
Contract Compliance
- Ensure all activities align with the scope of the management contract.

Qualifications & Experience
- Education:
- Matric (Required)
- BSc/BSc Honours in Property Studies or BCom in Accounting
- EAAB Professional Designation Exam advantageous (Must hold FFC certificate)
- Experience:
- 3–5 years in a similar role
- Audit experience is a plus
- Technical Skills:
- Proficiency in Microsoft Word, Excel, MS Office, and accounting software
- Strong analytical and problem-solving skills
- Ability to manage teams and build client relationships
